Lindseylakeshore you are correct finding and knowing your market is key. Do your research and possibly visit the market if possible or find a trust worthy Realtor to help you locate and analize properties for you. There are many sites that you can subscribe to that lists forclosure listings for the entire United States, also use a multiple listing service to research the property and comparable properties. When comparing properties first look at bed and bath count square footage, additional features to take into consideration is age of materials used in the home, hardwood floors, windows , siding , roof. Find the similiar properties and use their selling price, not the listing price.

I have successfully "flipped" investment properties, it is key to know your market, what is selling, what will sell, how much you can rent the property for, what is the top dollar you can sell the property for and how to sell it fast. You can research your market by touring properties, finding the majority buyer and what they can afford, and what they desire. Take for instance a new couple is your majority buyer, on average what can they afford? What do they perfer in a house? What will attract them to your home? These are all key things to know when investing in a property. Does anyone else have any other ideas?
